Igen designed and installed 14 solar PV systems totalling 636 kWp at the Zephyr Park development in Dagenham. Located on Rainham Road South at the former Rexel site, Zephyr Park is a new industrial and warehouse scheme designed to deliver high-quality, energy-efficient units for modern occupiers.  Chancerygate’s focus on sustainability and low operational costs drove the inclusion of advanced renewable energy technology, with Igen’s solar installation playing a key role in achieving the development’s environmental targets.

The Challenge

Chancerygate’s brief was to integrate renewable energy across multiple units within the Zephyr Park scheme, ensuring each one benefitted from reduced energy consumption and carbon emissions. The project required the delivery of 14 individual PV systems, coordinated across different building types and construction stages, without impacting the main build schedule.

The solar installations needed to align with Chancerygate’s sustainability framework, targeting BREEAM Excellent certification while contributing to reduced occupational costs for future tenants.

The Solution

Igen’s engineering team designed and installed a combined 636 kWp system, comprising 1,514 high-performance solar panels strategically distributed across the 14 units. The system is expected to generate approximately 571,000 kWh of renewable electricity per year, providing a significant portion of the site’s total energy demand.

Each installation was engineered to integrate seamlessly with the building fabric and construction programme, ensuring efficient delivery and consistent performance across the development. The PV systems form part of a broader suite of green initiatives employed at Zephyr Park, including:

  • Low air permeability design to minimise heat loss

  • Electric vehicle charging points for sustainable transport

  • Air source heat pumps for efficient heating

  • 15% roof lights to maximise natural daylight

  • Photovoltaic panels for renewable on-site power generation

The Results

  • Total system capacity: 636 kWp

The combined systems now generate over half a million kilowatt-hours of clean electricity annually, helping Chancerygate deliver a sustainable and cost-efficient industrial estate that aligns with modern environmental standards.
